Indicative ranges September 2026 (excluding tax, per square metre)
- Refresh : FCFA 50,000 – 150,000 per m² ex-tax (painting, floors, light finishes, refurbishment).
- Complete standard renovation : FCFA 150,000 – 300,000 per m² ex-tax (rework of services, wet rooms, floors, joinery, electrical and plumbing).
- High-end (Almadies) : FCFA 300,000 – 500,000 per m² ex-tax (premium finishes, imported materials, furniture; more is possible at a very high level).
What these ranges cover
These ranges cover the transformation of what exists: refurbishment, rework of services, finishes and furnishing as set out under the headings below. They do not cover the acquisition of the property, nor the notaire fees, nor VAT.
Cost drivers
Each project depends on five main factors :
- Rework of services (electrical, plumbing, ventilation) : an invisible but decisive cost in Dakar.
- Waterproofing and envelope : coastal salt air and humidity impose marine-grade surfaces and joints.
